Everything about the termite letter changed in
Georgia in 2007. Most Lenders have not required termite
letters to fund loans for quite some time. In the majority
of contracts, the only reason Sellers were required to provide a
clear termite letter was because it was written into the
Purchase and Sales Agreement.
In 2007 the Georgia Association of Realtors
modified the Residential Purchase and Sales Agreement and
obtaining a clear termite letter became the responsibility
of the Buyer.
